Regrading so the ground falls away from the house is the first and cheapest fix, and it is one we do all summer.

Winnipeg clay, and why grading is not optional here

Winnipeg sits on deep Red River clay. It swells when it is wet and shrinks when it is dry, which is why the soil next to a foundation settles into a trough over the years and why a crack in a basement wall so often has a puddle outside it. Keeping water away from the wall is the single biggest thing you can do for a foundation on this soil, and it costs a fraction of what a structural repair does.

If your basement is damp, do the cheap things first: clean the eavestroughs, extend the downspouts, and fix the grade. If that does not solve it, that is when the excavation and the foundation contractor come in, and we can do the digging.

Will grading alone fix my wet basement?
Often, yes, especially when the water shows up after rain or during the spring melt. If the wall itself is cracked or the weeping tile has failed, grading helps but is not the whole answer, and we will say so.
Do you do the foundation repair itself?
We do the excavation, backfill and grading. The waterproofing or structural repair is done by a foundation contractor, and we work alongside them so the job flows.
How far should the ground slope away from the house?
A steady drop over the first couple of metres from the wall is the goal, with no dips that hold water. We bring in the right fill and shape it so water has nowhere to sit.
Will you put my yard back together afterwards?
Yes. Backfill, compaction, topsoil and sod or seed are part of the job, so you are not left with a strip of mud along the house.
